And how the right general contractor can make or break your renovation


Canadians spent an estimated $54 billion on home renovations in 2025, underscoring a clear shift toward a “renovation-first” mindset. Yet one challenge continues to stand in the way: many GTA homeowners don’t trust contractors to deliver on their promises. We've all heard the unsavoury stories shared by friends, family, and neighbours — and a 2024 Bidmii Study reinforces just how common this concern truly is:


66.89% of Canadians find it very or somewhat difficult to find a trustworthy contractor for major renovations (over $5,000), while 58.03% face similar challenges for minor projects (under $5,000).”

In a world where homeowners prefer to renovate rather than relocate, this poses quite a conundrum. Something is definitely happening here, but we have to establish something important first:





What does a General Contractor do? (And why it matters more than you think)

If you've had this thought, you're not alone. Many renovating on a tight budget assume a general contractor merely supervises the “actual” experts, like electricians and plumbers, without providing much other value besides increasing the renovation project price.


This couldn't be further from the truth. In reality, the success or failure of a renovation project ultimately rests on the general contractor’s shoulders.

Much like a conductor, they have the macro and micro lenses and the complementary trade skills needed for each type of renovation project:


  • Conducts a site visit before submitting an estimate

  • Advises on materials and functionality recommendations  (finalizing the vision before construction starts)

  • Outlines realistic timelines and estimates (project scope, sequencing, budget allocation)

  • Coordinates licensed trades (assigns and schedules the necessary tradespeople)

The Top 5 General Contractor Red Flags

Red Flag #1: Receiving an Estimate Before A Site Visit

What it looks like: Asking for a deposit or offering a quote without inspecting your home first.


Look for a contractor who assesses and measures the space, talks with the client, reviews the plans, and asks relevant questions about expectations, material choices, budgets, etc. It takes at least 2–3 days to properly map out the project plan before delivering the estimate.

Red Flag #2: Fear-Driven Sales Tactics

What it looks like: Talking crap about the competition - “whoever did this renovation is bad at their job” vs “ there seems to be a problem with.”


Look for a contractor who offers a range of solutions and clearly outlines the pros and cons of each so that you can make well-informed choices.

Red Flag #3: Poor Communication

What it looks like: You're chasing them for updates, not showing up without explanation, or failing to explain changes


Look for a contractor who updates throughout the entire renovation process, communicates changes before you have to ask, asks clarifying questions, and makes timelines explicit, including any potential disruptions.

Red Flag #4: Holier-Than-Thou Attitude

What it looks like: “I have X years of experience, why would I need your money?” Answering your questions in a dismissive tone, talking down to you when you ask for updates, and dismissing your ideas.


Look for a contractor who listens to your requests and provides non-judgmental, constructive guidance.

What it looks like: Only offers verbal change amendments, uses vague language to address budget and timeline questions, and insists you handle the permits.
